How is the monthly payment calculated?
With the standard fixed-rate amortization formula: payment = P × r / (1 − (1+r)−n), where P is the financed amount, r the periodic interest rate, and n the number of payments. Interest is rounded to the cent each period and the final payment clears the remaining balance exactly, so the payment, interest, and totals always reconcile.
How do extra payments affect my loan?
An extra amount added to every payment reduces the principal faster, which cuts total interest and pays the loan off early. Enter an extra payment and the schedule shows the exact early payoff date, how many payments you skip, and the interest you save compared with the scheduled payment.
What is included in the mortgage payment?
Principal and interest, plus the optional monthly share of property taxes, homeowners insurance, and HOA fees. You enter those as annual amounts and the result reports their monthly escrow share alongside the loan payment, plus the combined monthly housing cost.
